How to read a Tbilisi property listing

Overview

  • Most Tbilisi listings quote the price in US dollars and the area in square metres. Divide one by the other before you compare flats.
  • New-build flats usually sell as black, white or green frame. That tells you how much work is left.
  • "Wet points" means bathrooms and toilets.
  • Building series names like "Czech project" describe Soviet-era blocks and their layouts.

Price per square metre

Tbilisi buyers talk in dollars per m². A 60 m² flat at $72,000 works out at $1,200 per m². A 90 m² flat at $99,000 is $1,100 per m². The bigger flat costs more but is cheaper for the space.

Every listing on Tbilisi Homes shows this figure under the price, and our price pages show the median for each district.

Frames

Black frame is the shell. White frame has plaster, screed and wiring. Green frame is ready for final finishes. Compare a black-frame price with a renovated one only after you add the cost of the work. Our guide for foreign buyers explains each one in more detail.

Old built and new built

Georgian listings split stock into old-built and new-built. Old-built covers Soviet blocks and older houses in places like Sololaki and Vera. New-built covers anything from the last couple of decades, including complexes still under construction.

Wet points

You'll see bathrooms counted as "wet points". Two wet points usually means a bathroom and a separate toilet, or two bathrooms.

Floor numbers

A listing that says floor 5 of 12 means the flat sits on the fifth floor of a twelve-storey building. Ask whether the lift works and whether the building has a backup for power cuts if you're looking high up.

Before you call

Have the district, your budget per m² and the frame you'll accept ready. You'll get through viewings faster and spot overpriced listings straight away.
